Step-by-Step Installation

Every roof replacement follows the same disciplined sequence. We do not cut corners on the details under the shingles.

  • Full tear-off. We strip the roof to bare decking and haul off the debris. We inspect every plywood sheet and replace any that are soft, cracked, or delaminating.
  • Deck inspection and repair. Rotted or water-damaged decking gets replaced before anything else goes on. This is where budget installers cut corners.
  • Ice-and-water shield. Self-adhering membrane at eaves, valleys, and around every penetration. Required for proper warranty coverage in our climate.
  • Synthetic underlayment. Lays flat, resists tearing, handles UV if exposed temporarily. We use CertainTeed-approved product to keep the warranty chain intact.
  • Drip edge and starter course. New aluminum drip edge at every eave and rake. Full starter strip at the eave to lock in the first shingle course.
  • Shingle installation. Six nails per shingle on high-wind installs, proper offset pattern, tight cuts at valleys and vertical walls.
  • Flashing details. New chimney flashing set into mortar, fresh skylight flashing, and new vent boots. We do not reuse old flashing.

A quality architectural asphalt roof in Northern Virginia lasts 20 to 30 years for Landmark-grade shingles. Landmark Pro typically runs 25 to 35. Grand Manor can hit 40-plus with proper maintenance. Lifespan depends heavily on attic ventilation, installation quality, and sun exposure. A poorly ventilated attic can cut 10 years off any shingle regardless of tier.

Weight, warranty, and appearance. Landmark is a standard dual-layer architectural shingle. Landmark Pro is heavier, has richer color, and unlocks the 50-year SureStart PLUS warranty. Grand Manor is a luxury super-heavyweight shingle with natural wood shake appearance, Class A fire rating, Class 4 impact rating, and is only available through ShingleMaster certified contractors.

In almost every case we recommend a full tear-off. Virginia code limits the number of shingle layers to two, but even where a layover is technically legal, we rarely do it. Layovers hide decking damage, trap heat in the attic, and void most manufacturer warranties. Tear-off and start clean.

Most residential asphalt replacements are one to three days. A standard colonial in Manassas or Gainesville is usually done in a single day. Larger or complex roofs with multiple dormers, valleys, and skylights can run two or three days. Weather delays can extend timelines, but we do not start a job we cannot dry-in by end of day.
